Our Total home service plan is for homeowners who want their homes fully looked after all year long with as little hassle as possible.  We handle the routine checks, the nagging repair list, and the small fixes before they become big problems.  You get a single trusted contact who already knows your home and keeps it in shape.

• Visual walkthrough of key rooms (kitchen, bath, mechanical areas)
• Check for leaks, moisture issues, and active plumbing concerns.
• Check GFCI outlets switches, and easily accessible devices
• Check visible electrical panels and breakers for obvious issues
• Change HVAC filters (supplied by owner)
• Tighten loose door knobs, hinges, and simple hardware
• Minor drywall touch-ups and caulking where needed
• Refrigerator coil cleaning
• Additional tasks to be determined based on individual home

• Walk around inspection of siding, trim, soffits, and facia
• Check visible roofing edges, gutters, and downspouts from ground level
• Inspect exterior receptacles, lighting, and hose bibs
• Note settling, cracks, or obvious grading/drainage Concerns
• Clear small exterior debris from entryways, steps, and walks

• Test smoke and CO detectors; replace batteries as needed
• Inspect under sinks, around toilets, and appliances for slow leaks
• Check water heater for leaks corrosion, and proper operation 
• Check garage doors and openers, adjust sensors if needed
• Inspect basement/crawlspace access points and visual foundation walls
• Annual water heater flush 

• Spring: prep for heavy rain, check sump pumps (if present), exterior caulking review
• Summer: check exterior outlets, outdoor lighting, and a/c condenser
• Fall: winterization checks, hose bib prep, and ice related checks, comfort and safety review

• Replacing standard light bulb and basic specialty bulbs
• Swapping simple electrical devices and plates
• Tightening loose railings, handrails, and  cabinet hardware
• Simple patch/caulk at problem areas (not full-room painting)
• Basic door adjustment of doors that stick or don't latch right
• Simple sink faucet replacement

(larger projects can be quoted separately at a preferred rate for plan members)

• Priority scheduling for service calls and add-on work
• Text, call, or email support for minor issues and questions
• Preferred labor rate for additional projects outside of the plan
• Photos and notes after major findings so you always know whats going on

• Full remodels, renovations, or large construction projects
• Major electrical or plumbing projects
• Full roof repairs, major structural repairs, or drainage system installation
• appliance replacement 
• Emergency flood, fire, or storm damage repairs
